Annual Servicing of Gas Central Heating and Appliances

Association owned gas central heating and appliances, must be checked annually by law in accordance with the Gas Safety (Installations and Use) Regulations 1994 and subsequent amendments.  This is to ensure your safety.

Faulty appliances can give off carbon monoxide and this gas cannot be seen or smelt but it can kill.  Faulty appliances can also cause explosions. We, as your landlord have a legal duty to service the appliance(s) each year.  You must provide access into your home for the service to be undertaken. 

Regularly serviced appliances are safer, more efficient and can reduce fuel bills. 

We have launched a new 'Home Health and Safety Check' which includes annual servicing for your gas heating and appliances.

Where we are not able to gain access we will issue a Final Notice letter and if you do not respond within 7 working days, legal proceedings will then commence to carry out this work,.  If the Association requires legal action to be taken Residents will be charged for all court costs incurred which is typically in the region of £350.  

Changes at CORGI
From 1 April CORGI ceased to manage the gas registration scheme and the Health and Safety Executive (HSE) appointed Capita Group to manage the new 'Gas Safe Register'.

IN AN EMERGENCY

If you smell gas please contact the National Gas Emergency Centre on 0800 111 999; and

  • Turn off the gas supply immediately at the meter/emergency control valve
  • Extinguish all sources of ignition
  • Ensure you do not smoke
  • Ensure that you do not operate electrical or power switches (on – off)
  • Ventilate the building by opening doors and windows
  • Ensure access to the building can be made
  • Keep people away from the area affected
  • Evacuate the property if you believe you can smell fumes and seek medical advice to ensure you are not affected by CO.
